The CPA’s Role in Real Estate Projections

This paper reports on a research to determine whether the independent CPA should be more involved in the real estate projection process than that which is indicated by the guidelines of the California Society of CPAs. A review of the perceptions of the CPAs, attorneys, broker-dealers, and syndicators as indicated in the response to questionnaires supports the hypothesis that CPAs should assume an important role in relationship to specified real estate projections. Whenever a professional expands his functions, it is important that methods of handling delicate areas be anticipated and guidelines set forth. It is recommended that an expanded role should be recognized by the accounting profession and that guidelines be prepared to provide for maximum service in this area.
